You need to choose a property as per your day-to-day life requirements. You can look for local agents for your help. Following pointers will be helpful to take the correct decision:
Location: When you look for a property for farming, you need to first decide on the location. The location should be suitable for you. If you already have some connections in the nearby area, then it becomes easier to find the property. You can easily communicate in the local language and gather information about the land. While choosing a location ask yourself whether you would love to stay in a completely remote area or not, what facilities you need to have (for example healthcare, marketplace etc), mode of transport available in the area etc. You can also check if you need a hilly region or tabletop flat land or mix.
Water: When you start looking at any plot, check for water availability in the plot, check if there is any waterbody already present in the plot. For example, well, borewell, pond, natural streams, river, or a village dam etc. Check water availability in neighboring plots. Collect information about typical rainfall in the area.
Road connectivity: This is a very crucial point. If your plot is not connected to a road, be it a village panchayat road or district, state, national road then you might face a lot of challenges after purchasing the land. Do not go for such property based on verbal commitments. Check the original plot map to verify.
Electricity supply: When you visit a plot look for an electricity network in or nearing your plot. If your plot is far away from the nearby electricity pole you might need to pay extra cost to get the electricity connection. This depends on the local electricity department. You can check in the neighboring areas about the electricity supply related information.
Documents: Once you decide on your location and start looking for plots, ask for the latest original land documents like 7/12, 8A and the plot map to the owner or an agent and verify them on the government website. In these documents, you need to look for the total area mentioned, names of the owners, check if there is any remark on the 7/12 regarding any govt project or any loan entry, crops mentioned in the plot, presence of a well etc. In the land map make sure the road is touching your plot. We strongly encourage you to appoint an advocate to review the documents and complete the process of registration in your area. Also do not pay any amount before your registration unless it is documented properly.
Advice of locals: Take out some time, talk to villagers and find out information about the land. You might hear some interesting stories and those will help you to take proper decisions and save you from future surprises as well.
